The Windsor Market – Nov 14 to Nov 20, 2021

The Windsor Ontario Real Estate Market continues to show strong growth during the week from November 14th to November 20th.

During that time there were 83 homes sold which is a 17% INCREASE from the last blog post.

Of the 83 homes sold in Windsor, Ontario, 97% were bid well above their marketing price.

Total volume for the week was $46,585,899 of sales on a list price of $34,431,792. Average over bid increased from last week’s low $85,138 to a higher average over bid of $146,435 with the average over bid in the lower 25% of the market standing at $93,908. In the middle 25% of the market the average over bid was $129,578 and in the top 25% of the market the average over bid was $235,168.

The lowest priced home that sold was a gutted to the studs house, located on a road that shares the name of the city for $240,000. The highest priced home that sold was in the range of $1.4 million. In fact, there were six homes that sold for over $1 million for the week.

In Riverside, a basic raised ranch behind the car dealerships on Tecumseh Road sold for $745,000. This was right in line with the average price of similar raised ranches in the area.

In the Villages of Riverside, there was a strong over performance with a beautifully updated home selling for $400,000. Keep in mind that the Villages of Riverside is a small enclave that shares access to the award-winning Riverside Schools!

In the Riverside Townhome market, a modest interior unit with one car garage and an unfinished basement over-performed to close at $595,000.

On Greenpark Boulevard, a brick raised ranch finished to the nines sold for $800,000.

The resiliency of the Windsor market has not changed week over week. Realtors are still bringing homes to market at their MARKETING price and the homes are selling for their true Market Value. Ideally, it would be helpful if every realtor would simply up price their listings by $50,000 to narrow the over bid data set that is upsetting to so many, but those that are upset just have to be made aware of the underlying data to be a better-informed purchaser. 

This author will be bringing a beautiful three bed one bath 1,400 sq ft. ranch on Optimist in Belle River to market in the week ahead for $329,900.
